Our park-like community was established in 1971 and includes 162 Residential Condominiums. The 30 acres of manicured property is bicycle and walker friendly with generous two lane streets connected by a one half mile circular street. We are securely fenced and feature Delaware County’s only attended (24 hr.) security gate, managing access for deliveries, workers, visitors and owners.
Floor plans on our campus range from 1, 2 & 3 bedrooms, one or two baths, with size ranging from 1,000 to 2,900 sq. ft. All condos have enclosed parking. Many properties include balconies, porches or enclosed patios. Buildings with more than two floors have elevators.
Special common area amenities located at building 7A include our Community Social Room, Swimming Pool, business office and board room.
Halteman Villas is located on Muncie’s northwest side close to grocery stores, shopping, pharmacies, banking, restaurants, and movie theatres, IU Ball Memorial Hospital and Ball State University.

Reserve Funds: For Community, Commercial and Recreational and for each of the 16 Sub Associations.

Halteman Villas Association Inc. operates as a financially sound, not for profit corporation and is self-governed by our Board of Directors and an Executive Board. The Board of Directors is made up of 16 representatives from each building or sub association and 3 Directors at Large. The board meets at our boardroom located in building 7A.
Our business office and property manager are located on the second floor of building 7A. In addition to our property manager, we employ 6 part time security officers and one part time maintenance position.

Our annual meeting of owners and election of at large board members is held the second Monday in May.
